The three key issues in maximizing the sales price of your home are: Pricing, Presentation of your home and Marketing.
 
The current market is a particularly challenging one. Unless a property is priced well, shows beautifully and is marketed effectively, it will not sell.

Pricing: Sellers routinely overvalue the price of their property. Sellers occasionally feel that because they love their home, everyone else will as well. Some sellers nurture the hope that some buyer will love their property so much that they will be willing to pay above market price for it. Although this happens on some rare occasions, one should not have this expectation. I will give you a realistic price for your property and we can determine at what price it should be listed. The lower the list price, the more traffic it will get. Substantially underpricing gives buyers unrealistic expectations and can yield too many offers. In San Francisco, prices for luxury properties are usually listed at the price sellers are expecting.

Presentation:  I will offer very concrete advice as to how to best present your property. Empty rooms, as well as cluttered ones, look smaller than rooms with a minimalist amount. In a word, DECLUTTER!  If I think that staging or partially staging your home will yield a significantly better price, I will tell you. I do not believe in spending unnecessary money, but if staging can yield multiple returns, it is worthwhile, if you have the wherewithal.

Marketing: I use every resource available to market your property from Open Houses to Internet to Multiple Listing Services. I do not use a cookiecutter approach, but give serious thought to what will best expose a given property and what will net the greatest price.
